Buy property in Istanbul for citizenship or a residence permit
In Istanbul we work through partners and select properties on request. If you buy property in Istanbul, the threshold for citizenship is $400,000, and for a residence permit $200,000 by the title deed price. In 2025 some Istanbul districts were closed to residence permits; on 10 June 2026 it was reported that all districts had been opened, but there is no official circular. As of 23 October 2026.

Before a purchase we check the property, the address and the documents with a licensed lawyer, as we do in Alanya.
Citizenship in Istanbul
The rules are the same across the country: the threshold is $400,000 in property, the property cannot be sold for 3 years, and the money goes through a Turkish bank with a DAB certificate (Döviz Alım Belgesi). For all the conditions see Turkish citizenship by real estate investment.
Residence permit in Istanbul
The threshold is the same as everywhere: $200,000 by the title deed price.
In 2025 the Istanbul districts closed to residence permits were Fatih, Esenyurt, Avcilar, Bagcilar, Bahcelievler, Basaksehir, Esenler, Kucukcekmece, Sultangazi, Zeytinburnu and parts of other districts. On 10 June 2026 it was reported that all Istanbul districts had been opened, but there is no official circular. That is why we check the address in e-ikamet, the online system of the Presidency of Migration Management, before the purchase.
